Get a Written HVAC System Condition Report

An aging furnace, a condenser that has been repaired twice this summer, rooms that never get comfortable. Before you spend thousands on either a repair or a replacement, get a photo-backed written assessment of what you have and what each option actually costs.

Stop deciding between a repair and a replacement on the word of whoever happens to be standing in your basement.

$199-$299 · Credited 100% toward HVAC work of $3,500+ booked within 30 days · Delivered in 2 business days after the site visit.

When this is the right document

The system is old enough that every failure raises the same question, and the three companies who have looked at it have given you three different answers.

Homeowners and landlords with one heating and cooling system, or a house with two systems or a system whose ductwork is part of the problem.

How this differs from a free estimate

A free estimate is still free, and it is the right call when you already know you want a new AC or a specific repair. This report is for the homeowner who does not know yet. You pay for a technician's inspection, the readings at the supply and return, the labeled photos and a written repair or replace call on each piece of equipment, and you keep it whoever does the work.

The full report fee is credited toward All Purpose HVAC work of $3,500 or more, booked within 30 days of delivery.

What you get

The deliverable is the HVAC System Condition Report. Delivered in 2 business days after the site visit.

  • On-site inspection of the accessible indoor and outdoor equipment
  • 15 to 30 labeled photos, including the data plates and the model and serial numbers
  • Temperature readings taken at the supply and the return, recorded in the report
  • Written repair-or-replace recommendation for each piece of equipment, with the reasoning behind it
  • Notes on the accessible ductwork, filtration and thermostat, and how they affect the rooms you are complaining about
  • Equipment sizing considerations for the house as it is actually built
  • Priority rating for each finding: fix now, plan for it, or leave it alone
  • An All Purpose HVAC project range for every option in the report, including doing nothing
  • A 30-day scope validity period, so the numbers mean something when you come back to them

Questions about the HVAC System Condition Report

Why pay for this when your estimates are free?⌄
A free estimate prices work when you already know what you want done. This is for the other situation: you do not know whether to repair the system or replace it, and the answer is worth more than the price difference between two quotes. You are paying for the inspection, the readings, the photos and a written recommendation you keep, whoever ends up doing the work.
Do I get the fee back?⌄
Yes, in full, against All Purpose HVAC work of $3,500 or more booked within 30 days of delivery. It is applied as a credit on the project, not a refund.
Will you just tell me to replace it?⌄
No. A system under about ten years old that is holding refrigerant and failing on one component is usually worth repairing, and the report says so when that is what we find. Every recommendation in it comes with the reasoning and the numbers for the alternative, including leaving the system alone.
Is this a load calculation?⌄
No. A Manual J load calculation is a separate piece of engineering work with its own inputs. The report covers sizing considerations for the house as built so you can tell whether the equipment you have is plausibly the right size, and it says plainly when a proper load calculation is the next step.
Which tier do I need?⌄
One heating and cooling system is $199. Two systems, or one system where the ductwork is part of what you are asking about, is $299. Send photos of the equipment first and we will tell you which one fits rather than guessing on site.
