HVAC Service in Alexandria, VA

An Old Town row house, a Del Ray bungalow and a West End garden condo each hide the air handler somewhere different. We repair, replace and install heating and cooling across Alexandria, starting with where yours lives.

What to know about HVAC Service in Alexandria

City address, county permit

The City of Alexandria permits through its Department of Code Administration. Mount Vernon, Kingstowne, Franconia, Rose Hill, Huntington and Groveton have Alexandria addresses but sit in Fairfax County, which permits there. We check which one holds the house before filing.

Old Town answers to the BAR

In the Old and Historic Alexandria District and the Parker-Gray District, a condenser, line set or vent visible from a public street can need Board of Architectural Review approval, so we settle placement on the first visit. Del Ray bungalows and Parkfairfax condos skip that step but have small closets and no return path.

Alexandria is three kinds of house

Old Town row houses, Del Ray bungalows and West End garden condos all sit inside one city line, and each one hides its equipment somewhere different.

Ask where your air handler lives before you ask what a new one costs. The answer shapes the whole job.

The local concept

The closet air handler

A closet air handler is an indoor unit squeezed into a hall or utility closet because the house never had a basement plant room or a usable attic.

You find them in Parkfairfax condos, Del Ray bungalows and Old Town row houses. The closet sets the unit size, the return and the service access, so the right replacement fits the closet and still moves enough air.

Before the visit, open the closet and take a photo of the unit and its label. That one picture tells us the size, the age and if the return grille is big enough for anything newer.

Alexandria jobs by neighborhood

Row house cooling in Old Town

Brick row houses between the King Street Metro station and the river were built long before central air. Adding or replacing cooling there means working around plaster, tight stairs and street-facing walls.

The hot back bedroom in Del Ray

Del Ray houses off Mount Vernon Avenue often got their ducts later, with a thin return. The back bedroom stays hot until the airflow is fixed.

Garden condo replacements

Parkfairfax and the West End garden condos run small systems in small closets, and the association decides where outdoor units may go. Bring its rules to the visit.

Newer homes in Potomac Yard and Carlyle

Townhouses and condos in Potomac Yard and Carlyle are newer and built tight. Calls there are maintenance, thermostats and balancing air between floors.

Below the Masonic Memorial

The streets under the George Washington Masonic National Memorial mix older houses with newer infill. Each house gets its own look before anything is priced.

County side Alexandria addresses

Kingstowne, Rose Hill and Huntington homes have an Alexandria address but sit in Fairfax County. We work there too, and the permit is filed with the county.

Alexandria HVAC questions

Is my Alexandria house in the city or in Fairfax County?

⌄
Check before any permit is filed. Mount Vernon, Kingstowne, Franconia, Rose Hill and Huntington have Alexandria addresses but are Fairfax County. The City of Alexandria permits only what sits inside the city line.

Can I put a condenser or a mini split on an Old Town row house?

⌄
Yes, with placement settled first. Inside the Old and Historic District and Parker-Gray, equipment visible from a public street can need Board of Architectural Review approval. We pick the spot on the first visit so the permit does not stall.

How far is Alexandria from your shop?

⌄
About 11 miles. We cross the Woodrow Wilson Bridge from Bryans Road, so Alexandria is one of the shortest trips we make into Virginia.

My air handler is in a closet. Can it be replaced with something better?

⌄
Usually, if the new unit fits the closet and the return is big enough. We measure the closet and check the return before we price equipment.

Do you work in Parkfairfax and other condo communities?

⌄
Yes. Bring your association's rules on outdoor units and line sets, and we plan the replacement around them.

Why is my Del Ray bungalow so humid in summer even with the AC on?

⌄
An oversized unit or a thin return cools the air fast without pulling enough moisture out. Fixing airflow, and sometimes downsizing at replacement, dries the house out.

Can you replace a system in an Old Town row house without opening walls?

⌄
Often, yes. The new equipment goes where the old one was, and line sets follow existing paths where they can. Any new run is planned on the first visit.
