Commercial HVAC Service and Rooftop Units

When the rooftop unit over an office, a shop or a multi-family building starts failing, you can't close for the day while it gets fixed. We repair and maintain commercial HVAC around your hours, including short notice, after-hours and weekend visits booked ahead.

Commercial work we do

On a rooftop unit the trouble usually starts at the economizer linkage, a belt, a contactor, the condensate line or a filter nobody changed. Planned maintenance costs less than the breakdown, and we fit it around your opening hours. We schedule commercial installs and commercial heating work in Maryland, DC and Northern Virginia the same way.

Short Notice and After Hours

Short notice, after-hours and weekend visits, booked ahead, so the space stays open.

Commercial HVAC Service

The system in a space you run is failing, and you can't close to have it fixed.

Rooftop Unit Service

The packaged unit on the roof is failing, and nobody has been servicing it on a schedule.

How we work

Short notice, but still scheduled

We take commercial work at short notice, after hours and on weekends, as long as it's booked ahead. That work costs more, and we quote the rate for each job. We don't send anyone out in the middle of the night.

  • Buildings with rooftop units can go on the Commercial Rooftop Plan, which covers scheduled maintenance, filter and belt changes and priority service.
  • On older equipment, our Refrigerant Compliance Audit finds out which refrigerant each unit runs on and where it stands on the phase-down, then prices a retrofit.

Before you hire a commercial HVAC contractor

You can't close the space to fix a unit.

We schedule around your hours. Tell us when the space can spare us and we plan the visits inside that.

Nobody has been on the roof in years.

Rooftop units tend to fail in the same spots, the economizer linkage, belts, contactors, condensate and filters. Those are the parts a scheduled visit gets to before they quit.

The owner or board wants paperwork.

Our certificate of insurance comes attached to the proposal. We already work for property managers, for multi-unit residential buildings and for owners with mixed portfolios.

Your tenants see the mess.

Have the cleanup written into the proposal. It should say where old parts go, how the roof access and corridors are left and when the area will be clear.

When commercial systems struggle around DC

Rooftop units bake in DC summers, with July highs around 89 to 90 degrees, and the cooling rush runs late June through August. A spring visit checks the unit before its hardest months. See HVAC maintenance.
