Can an FHA 203(k) loan cover a new HVAC system?

By All Purpose Anytime Services LLC

Yes. If you're buying or refinancing a house that needs work, an FHA 203(k) rehabilitation loan rolls the renovation into the mortgage, and HVAC repair, replacement and upgrades can be part of it. HUD backs the loan, and FHA approved lenders make it.

What a 203(k) can pay for

HUD lists HVAC system repair, replacement and upgrades among the work a 203(k) can fund as part of a purchase or refinance renovation. A failing furnace or a twenty year old condenser in the house you're buying can go into the loan with everything else.

How the contractor gets paid

The renovation money sits in escrow and pays the contractor in draws as the work passes inspection. Most home changeouts take one day once the equipment is on site, so ask your lender how its draw and inspection schedule fits a job that short.

That's how the program worked as of October 2026. Your lender and HUD decide what the loan covers.

Where we stand

We're not a lender, we don't arrange the loan, and we aren't enrolled in any assistance or rebate program. Your lender decides which contractors it accepts and what paperwork it wants.

Applicants often need a written scope and price from each trade, and that's what our replacement estimate is. We size the system from the house, inspect the ducts, check the electrical at the panel and list the removal of the old equipment and the permit on their own lines. It's free, and it reaches you by text 24 to 48 hours after the walkthrough.

Services this program can pay for
