How much does it cost to replace a furnace in Maryland?

By All Purpose Anytime Services LLC

If you've been looking up furnace prices for Maryland, you've probably found numbers that don't agree. No cost site we found publishes a statewide figure. Homeyou puts the average furnace replacement in Bryans Road, MD at $1,445 to $1,594, and Bob Vila gives $2,818 to $6,822 as the typical national range for a new furnace, with a national average of $4,743. The two count different things. What you'll pay comes down to the furnace's size and efficiency, the venting and the ducts it feeds.

The furnace figures that are published

These come from cost sites and aren't our prices. Homeyou's furnace replacement page for Bryans Road, MD gives an average of $1,445 to $1,594 and a spread of $1,371 to $1,668. Its Baltimore furnace installation page lands a little higher, with an average of $1,500 to $1,653 and a spread of $1,423 to $1,730. Neither page says whether the furnace itself is in that number, so we'd read both as the bottom of what's published.

Bob Vila's guide to the cost of a new furnace is national. Most jobs there fall between $2,818 and $6,822, and the average is $4,743. Bob Vila puts the difference down to the furnace's size, type and efficiency, the labor, permits and where you live.

If the air conditioner is going at the same time, AskDoss's 2026 Maryland installation guide gives $8,000 to $14,000 for an AC and gas furnace together. That's two systems, so don't hold a furnace-only quote up against it.

What a Maryland house adds to the job

We size the furnace from the house. The label on the old one doesn't tell us much, because plenty of older furnaces were oversized the day they went in. Square footage, insulation, the windows and how leaky the house is decide it. Go too big and you pay more up front, and then the furnace short cycles once it's running.

Efficiency changes the venting. A standard furnace sends its exhaust up a metal flue. A condensing furnace runs cooler exhaust out a side wall through plastic pipe and needs a drain for the condensate. Watch for one thing if the old furnace shared a chimney with the water heater. Take the furnace off it and the water heater can start venting poorly, and fixing that belongs in the price.

In Montgomery and Prince George's counties, the gas connection on a furnace changeout is made by a WSSC Water licensed gasfitter. A Maryland HVAC license alone doesn't cover it. The permit office depends on the address. Silver Spring files with Montgomery County's Department of Permitting Services, while Rockville, an incorporated city, issues its own.

Homeyou says some Maryland cities and municipalities require a permit that usually costs around $50 to $150. The same figure turns up on its page for town after town, though, so the county or city fee schedule is where the real number is.

Then there are the ducts. If the trunks leak or the returns are too small, a new furnace warms the basement and leaves the bedrooms cold. That's why duct work goes on our estimate as its own line.

What happens when you ask us for a price

The replacement estimate is free. A text confirms the date, time and address of the walkthrough. While we're at the house we size the furnace and look at the venting, the gas line and the ducts. Within 24 to 48 hours the estimate comes by text, with the price and a link to approve it.

Venting, combustion air and where the condensate drains are all planned before install day, so nobody is working them out on the day.

If you already bought a furnace, we'll install it, and the maker's warranty stays with the equipment on the maker's terms. Our installation labor is warranted for 60 to 90 days, depending on the job.

You won't get a price by brand or size from us. We aren't in any rebate program either, so nothing is taken off the written price for one. We hold a Maryland contractor license, and the furnace installation page covers the install day itself.

Where these numbers come from

No cost site we checked had a statewide Maryland furnace figure, so we used the nearest published ones, two town pages and a national number. We stuck to cost sites and left out HVAC contractors' own price pages.

Homeyou, furnace replacement costs for Bryans Road, MD has no year on it. We read it in October 2026 for the average and spread on a Bryans Road replacement, and for the usual permit cost where a Maryland town requires one. Homeyou, furnace installation costs for Baltimore, MD is undated too. We read it the same month for the same two numbers on a Baltimore installation.

Bob Vila, cost of a new furnace shows no year either, and we took its national range and national average for a new furnace, read in October 2026. AskDoss, "How Much Does HVAC Installation Cost in Maryland in 2026" (2026) prices installs by system type across Maryland. We used it only for the AC and gas furnace pair. The method and policies above come from our own records.
