Why two Northern Virginia houses get different prices
Start with whether the house has ducts worth keeping. If it does, a ducted heat pump can replace both the AC and the furnace. Many of the 1940s brick colonials in Westover, Lyon Village and Cherrydale got their ducts late, usually a closet air handler with returns that are too small. A heat pump moves more air at a lower temperature than the furnace did, so opening up those returns becomes part of the job.
The 1950s ramblers in Pimmit Hills are one level with short duct runs, and they take a heat pump well. Mosby Woods and the other mid-century Fairfax neighborhoods have ducts sized for the equipment of their day, and modern equipment there usually brings return work with it.
Backup heat is the electrical question. Electric strips in the air handler pull the most power and can need panel capacity the house doesn't have. If you have gas, you can keep the furnace as the backup and skip that problem. That setup is called dual fuel.
The permit office depends on the address, and Northern Virginia has several. Arlington County Inspection Services covers all of Arlington. The City of Fairfax, the City of Falls Church and the City of Alexandria each permit separately from Fairfax County, and a lot of houses with a Falls Church or Alexandria address actually sit in the county. In Old Town Alexandria and Parker-Gray, an outdoor unit you can see from the street can need Board of Architectural Review approval.
How we put a heat pump price together
We work out what the house and its ducts can carry first. Brands and efficiency ratings come after that, which is why you won't get a price per ton or per brand from us over the phone. The installation estimate is free.
We confirm the electrical load at the panel before install day. If the panel can't take it, you see that on the estimate and not halfway through the job. The estimate reaches you by text 24 to 48 hours after the walkthrough, with a link to approve it.
We aren't enrolled in any rebate or assistance program, so the price we write doesn't count on one. If you bought the heat pump yourself, we can install it. Its maker covers the equipment on its own terms, and our installation labor carries a 60 to 90 day warranty, depending on the job. The heat pump installation page walks through the install.
